16 Acres Huge vacant residential land upstate New York USA
Description
** FOR SALE, NOT RENT!!! I only saw rental category option??? **
Hi, I was seeing if anyone was interested in buying some land with XMR?
If you want to cash out some XMR into a real world tangible asset here is an option to do so.
I have a listing up on zillow with 45 pictures there:
https://www.zillow.com/homedetails/120-Mill-St-Binghamton-NY-13903/98588251_zpid/
I am asking a bit more in xmr due to market fluctuations and the cost of me moving it out of xmr.
I will put the same description here if you don't want to bother with zillow:
Wonderful location, Huge Vacant Residential Land!
River, Mountain and City views! all in one.
16 almost 17 acres on a mountaintop within city of Binghamton New York limits! city water, sewer, electric and gas only 250 feet away (if you want to use them).
4 entry points (1 drive-able currently, off the end of Sherwood ave. with truck or 4x4). Wonderful views!
Build your dream home or 30+ homes with a subdivision.! Approved for duplex town-homes as well (if you want). Small minimum size (50'x100') city of Binghamton lot lines for awesome development potential!
2 LOTS, Address is 120 Mill st. AND 157 Sherwood ave. in Binghamton NY.
It is easiest to access the land from the Sherwood ave. side/entrance as it is the flattest and has a dirt road currently (City of Binghamton NY. paper street right of way access on Sherwood Ave.).
The shortest length access is across from where Unadilla st. meets Sherwood Ave. (There is another city owned paper street access there).
Another paper street access is across from where Lanesboro st. ends at Sherwood ave.
The Flattest entrance would be extending Sherwood ave. to the 157 Sherwood ave. lot.
If only building 1 house the city would allow just a driveway there, if putting 12 town homes, or multiple houses, the city wants a city street put in. I have started decent relations with the city of Binghamton NY. to approve houses here! They are looking forward to development and more housing possibilities.
There is another entrance where Nancy way ends on the bottom of the hill off Midwood Drive (but then you have to cross a stream and go uphill with the road).
Land is great for camping, taking in views and future development. Enjoy nature on the very edge of the city limits. Air bnb cabins for getaways is another possibility.
Super convenient location, 10 min. drive to the city and highway, less than 5 min. to UHS hospital, Ross Park Zoo and Weis supermarket, yet an entire half mountain to yourself!
Clean Air, Better Water, nice views and neighborhood etc.
$4,700 survey done with boundary corners marked, original markers found or replaced, flags hung and trees paint marked!
I also had topographic lines done for developing building sites.
Taxes are approx: $3,000 a year all together. Grab this opportunity for the future.
All taxes up to date, land is free and clear of any claims/liens, I own it 100%.
thanks for looking, send any and all offers.
again, the address is 120 mill st. & 157 Sherwood ave. Binghamton NY. 13903
access is best from Sherwood ave. and Unadilla st. with the Binghamton NY. city road right of way.
all timber and mineral rights convey.
Had some timber removed recently, but plenty still there!
Logging company left lots of tops and scraps behind, so a bountiful amount of free firewood at your finger tips (literally).
send me a message if interested, I think I have the email notifications turned on here.
Ideally if you were purchasing we would meet at some real estate lawyer office and just do everything in 1 afternoon.
Or I can meet you at the county clerk, (save the lawyer fee) and do everything in 1 afternoon.
If you want to do it virtually, I will try to accommodate as best as possible.
Thank you for reading and checking out my listing.!
happy xmr bazaar-ing!

This is a legal, 100% ownership transfer sale to a new owner. The buyer can put their name or LLC on the deed to the land.
it will be theirs 100% after purchase.
If buyer wants some other name on it (for whatever reason), I might be able to help with that.
The property is legally sold and the owner registered, or is just a private exchange but you remain the owner "on paper"?
